Cons that generally apply to most of these offers:
• Most of these offers require that you borrow $150,000 or more, but certain packages are exclusively for loans of $500,000 or more. (HSBC has lower requirements – you only need to borrow $50,000 to get discounts or waived fees.)
• Home loans only offer discounts on other products (credit cards, insurance) for their packaged deals, and these are only good value if you actually need those other products.
• Many times, a standard loan has a better rate than the package.
• The annual fee is sometimes only waived for the first year for those products, so in the second year, you’d regret signing up for them if the annual fee is large.
Other discounts that most home loans researched offer:
• Discounts on home and contents insurance or car insurance.
• Waived fees for credit cards or transaction accounts.
• Waived application fees for the home loan or for a personal loan.
• Free property valuation.
• For refinancing your home loan: Many institutions offer a free valuation and free or discounted legal fees, e.g. Community First Credit Union offers free valuation and legal costs; and Bank of Sydney’s Expect More Home Loan offers $500 cash back to cover refinance costs and $400 in legal fees covered.
